Estate Cleanout Services

A table of plates laid out for a cleanout sale

Some houses need a sale. Some just need to be empty by Friday.

We handle estate cleanouts in Wichita both ways, either after a sale or instead of one.

Call (316) 394-3945 and tell us the deadline.

Cleanout After a Sale

Every estate sale leaves something behind. Usually the low-value bulk that nobody wanted.

We clear it. Donation, buyout, or removal, whichever combination you choose. Either way the house ends up broom clean.

That comes standard. You are not left with a half-empty house and a dumpster to rent.

Whole-House Buyout, No Sale

Sometimes a sale does not make sense. Not enough value, not enough time, or a family that simply does not want strangers in the house.

In those cases we quote a whole-house buyout. One number, paid to you, and we take the contents.

You walk away and hand the keys to the realtor. No weekend, no crowds, no waiting.

When a Buyout Beats a Sale

A buyout usually wins in a few situations. Small estates where the contents will not clear a meaningful total after costs. Homes where most of the value already went to family.

Properties with a hard closing date days away. Rentals, hoarding situations, and homes where conditions make a public sale impractical.

We will tell you honestly which route pays you more. Sometimes it is the sale, sometimes it is the buyout.

Donation Pickup With a Receipt

Plenty of families want the remainder to go somewhere useful. We arrange it.

Donation pickup is coordinated with local charities, and you get documentation for the estate or your taxes.

Furniture, housewares, clothing, and linens usually move this way. It is the cleanest ending for most jobs.

Junk Haul-Away and Disposal

Not everything can be sold or donated. Broken furniture, damaged mattresses, old paint, expired chemicals, and garage debris.

Our junk haul-away service takes it out. Basement, attic, garage, shed, and yard included.

Heavy items are our problem, not yours. Nobody in the family needs to carry a chest freezer up the basement stairs.

Let Us Look Before You Haul Anything

Even on a straight cleanout, walk us through first. Value turns up in places families do not expect.

Tools and shop equipment, cast iron, sewing and craft supplies, records, costume jewelry, and old files with stamps, bonds, or deeds tucked inside. We find sellable goods in the majority of homes described to us as empty.

Sometimes that changes the plan entirely and a sale makes sense after all. Either way it costs you nothing to have someone look.

Rentals, Turnovers, and Difficult Properties

Landlords and property managers call us for turnovers where a tenant left everything behind. We clear the unit and get it rentable.

Foreclosure cleanouts and long-vacant homes are routine work. So are houses with pest issues, water damage, or heavy odor.

Getting the Property Realtor Ready

Empty is not the same as ready. We finish the job so the house shows.

That means everything out, floors swept, closets and cabinets emptied, and nothing left in the garage or shed.

The property is ready for an agent to show immediately.

What We Handle

This list runs long:

  • Full houses
  • Apartments
  • Condos
  • Mobile homes
  • Garages
  • Sheds
  • Storage units
  • Outbuildings
  • Rental turnovers
  • Post-eviction properties

Access and Logistics

Tell us about the property upfront so the quote holds. Stairs, narrow hallways, basement access, alley parking, and gated communities all affect the work.

If there is no power or water at the property, that is fine. We bring what we need.

Keys, lockbox codes, or a scheduled meeting all work for access. You do not have to be there while we work.

Timelines

A standard cleanout for an average home usually runs one to three days once we start.

Buyouts can move faster. In an emergency we have cleared properties within a week of the first phone call.

Tell us your deadline at the walkthrough. If we cannot hit it, we will say so instead of taking the job and missing it.

What It Costs

Buyouts pay you. We quote a number and you decide.

Straight cleanouts are quoted by volume and access, not by guesswork. Stairs, distance to the truck, and disposal fees all factor in.

Either way you get the figure in writing before we begin.

How We Price a Buyout

We look at what is actually resellable, what it costs to move, and what it costs to dispose of the rest.

Tools, appliances, and collectibles push the number up. Other factors — stairs, tight access, heavy debris, and disposal fees — push it down.

You get one figure and a clear explanation of how we got there. Accept it or don’t, with no pressure either way.

Working With Realtors and Attorneys

Listing agents call us when a property has to be photo ready by a set date. We schedule around that and finish before the shoot.

Executors and probate attorneys use us when an estate needs a documented cleanout. Donation receipts and written records come standard.

Give us the deadline and the access details. We will handle the rest without anyone needing to supervise.

Get a Quote

Send us the address and photos of the main rooms, garage, and basement. That is usually enough for a real number.

Or call (316) 394-3945 and we will come look.
