Probate and Trust Estate Sales in Wichita, KS

A rack of colorful shirts on hangers sorted for an estate sale

When a court and a family are both watching, the paperwork matters as much as the sale.

We run probate estate sales that executors can hand straight to an attorney. Documented, itemized, and defensible.

Built for Executors and Trustees

An executor or personal representative has a duty to the estate and to the heirs. That means selling at fair value and being able to prove it.

We work that way by default. Everything is recorded, priced with reasoning, and reported at the end.

If your attorney needs something specific, tell us at the start and we will build it into the process.

Written Inventory Before Anything Sells

You get a written inventory of significant items before the sale opens. Furniture, jewelry, coins, firearms, art, vehicles, and anything else of consequence.

Heirs get to see that list. So does the court, if it asks.

This one step prevents most of the disputes that come up later. Nobody has to take anyone’s word for what was in the house.

Working Around Sedgwick County Probate Timelines

Sedgwick County probate cases run on court dates, not convenience. Sometimes an estate cannot sell a thing until letters are issued.

We schedule around that. We can do all the setup and inventory work while you wait, then open the sale the moment you are cleared.

If a filing gets pushed back and dates move, we adjust. That happens on a good number of these.

Trust Administration Sales

Trust administration usually moves faster than probate, but the accounting expectations are the same.

Trustees answer to beneficiaries. We give you the documentation to do that cleanly, with itemized results and a clear settlement statement.

Where a trust names specific items for specific people, we pull and label those first, before pricing begins.

Out-of-State Heirs

Most probate calls we take come from someone who does not live in Kansas. Denver, Dallas, Phoenix, Chicago.

You do not have to fly in. We can access the property, document everything, send photos and video, and handle the entire sale.

For out-of-state heirs, we also coordinate shipping or storage for items the family wants to keep.

When the Family Does Not Agree

It happens more than people expect. Two siblings, one dining set, and a long history.

We do not referee family decisions. What we do is keep the process transparent enough that nobody feels cut out.

Set the keep list before we price anything. Once items are tagged and the sale is marketed, pulling them back gets complicated.

Mistakes That Cost Estates Money

Clearing the house before anyone documents it. Once items leave, there is no inventory and no way to answer an heir who asks where something went.

Letting family take pieces informally during the process. Every item removed after tagging has to be tracked, or the accounting stops matching.

Selling a collection piece by piece to whoever asks first. Coins, jewelry, and militaria almost always bring more through a structured sale than through a quick private deal.

Working Alongside Your Attorney

We are not attorneys and we do not give legal advice. What we do is produce records your attorney can use.

Tell us at the start what documentation the estate needs. Itemized inventories, photo records, settlement statements, and donation receipts are all standard for us.

Several probate attorneys and realtors in the Wichita area refer families to us for exactly that reason. The paperwork holds up.

Handling Items That Need Special Care

Jewelry and coins get researched, not guessed at. High-value pieces can be sold separately if that brings more.

Firearms are handled through proper channels. Vehicles, titled equipment, and real property are treated as separate transactions from the household sale.

If something looks like it needs a formal appraisal for the estate, we will tell you rather than pricing it ourselves.

Do Not Empty the House First

Executors under pressure often start hauling loads to donation before anyone has looked at the contents. It is understandable and it is costly.

Estates routinely lose thousands this way. Tools, glassware, textiles, and garage contents all sell, and once they are gone there is nothing to document.

Secure the documents, photographs, and anything with obvious sentimental weight. Leave the rest exactly where it sits until the walkthrough.

How Long the Process Takes

Setup runs one to two weeks depending on the size of the home and how much research the contents need.

The sale is typically a three-day weekend. Settlement follows shortly after, then cleanout.

Court timing is the variable we cannot control. If letters are delayed, we pause the sale date and keep the prep work moving so nothing is wasted.

After the Sale

You receive a settlement statement with gross sales, our commission, and net proceeds. Payment follows shortly after the sale closes.

Then the property gets cleared. Donation with a receipt for the estate, buyout on the remainder, or full removal so the house can be listed.

Realtors and probate attorneys we work with usually want the same thing. An empty, broom clean house and a paper trail.

Keeping Heirs Informed

Most disputes we see come from silence rather than disagreement. Heirs who do not know what is happening assume the worst.

We give you material you can forward. Photo records, the inventory list, and a clear settlement statement at the end.

Circulating that as you go keeps everyone on the same page and keeps the estate out of arguments later.

Talk to Us Early

Even if letters have not been issued, an early walkthrough helps. We can tell you roughly what the contents will bring, which informs decisions about the house itself.

Call (316) 394-3945 or send the address and a few photos.

Free walkthrough, honest assessment, and no obligation to hire us.
